1. Appointment of the Broker

This document sets out how we will deal with you in the provision of services for Credit Broking. Watts Commercial Finance Ltd is authorised and regulated by the Financial Conduct Authority (FCA). The firm will be acting as a Credit Broker on your behalf and is not a Lender.

Watts Commercial Finance Ltd is completely independent and not tied to any one UK lender or part of a network so it enables us to source and structure the best possible and most appropriate finance deal for our clients. Currently we operate from an unrestricted number of Lenders.

2. Authorisation Statement

Watts Commercial Finance Ltd is Authorised and Regulated by the Financial Conduct Authority. The Financial Conduct Authority (FCA) regulates financial services in the UK and you can check our authorisation and permitted activities on the Financial Services Register by visiting the FCA’s website www.fca.org.uk/firms/systems-reporting/register or by contacting the FCA on 0800 111 6768.

3. Arrangement Fee

3.1 I / We hereby agree to pay to Watts Commercial Finance Ltd a fee in consideration of arranging for me / us a loan facility in the above category. This fee is 1.25% of the total facilities provided (subject to a minimum fee of £995) with a £500 nonrefundable fee payable immediately upon production of an offer and the balance payable upon completion of the finance.

3.2 I / We understand that Watts Commercial Finance Ltd fee is in addition to any other reasonable fees or charges raised by the lender or the lenders legal agents.

3.3 I / We agree that this agreement is irrevocable and shall apply even if the source of finance provided by Watts Commercial Finance Ltd is a source already known to me / us or a source from which I have borrowed previously.

3.4 I / We agree that in applying for finance via Watts Commercial Finance Ltd that if I / We cancel our application at any stage Watts Commercial Finance Ltd will charge a fee of £995 to cover administration costs.

4. Client Acknowledgement

You acknowledge that:

4.1 You have been advised to seek such independent advice as you consider necessary before signing this Agreement;

4.2 The Broker may receive commission from the Lender.

4.3 You have read the brokers standard Terms and Conditions and agree they form part of this Agreement.

4.4 I / We agree that this document may be signed and exchanged by email, post or facsimile transfer. Upon signature it will create and constitute a legally binding and enforceable document in any court of law.

4.5 I / We further authorise the appointed Solicitor to communicate with Watts Commercial Finance Ltd, providing them with such reasonable information they may request relating to the completion of the mortgage advance and payment of their fee.

4.6 I / We hereby undertake to pay, and give my / our irrevocable authority and instruction to the acting Solicitor to deduct the full fee detailed above in section 3.1.2 from the mortgage advance. These monies to be paid to Watts Commercial Finance Ltd on completion of the Finance.

You consent that:

4.7 You are aware that the Broker may receive commission from the Lender for the arrangement of this agreement and you have no objections to the Broker receiving this amount.
