The client and lender have agreed to phase the build with phase one commencing once a certificate is obtained for the satisfactory removal of the knotweed. The lender has agreed to fund 100% of the construction costs.

Description:We were approached by a local House Builder who had previously funded many schemes over the years with either his existing bank or others on the high street, however when they approached usual sources in 2016 they found that parameters had changed considerably. Whilst they owned the site outright having used sales proceeds from another scheme they were unable to secure funding at the level sought after approaching ourselves we were able to secure funds quickly to enable the scheme to progress on excellent terms.

Description:Our client purchased a freehold building with 4 bedroom apartments. After purchase the client wanted to refinance the property in order to raise additional capital. Due to the nature of the title, with all 4 apartments on one title, the bricks and mortar value was capped. We were advised by the appointed valuer that if we were to benefit from the increased value based on 4 individual long leasehold flats we would need to break the title down. However, the existing lender would not permit the title split until their funds were repaid. We arranged a bridging loan to redeem the existing charge, transferred the freehold interest to a new company, immediately split the title and granted long leases for each apartment back to the client before drawing down the bank funds to redeem the bridge. The new lender now has a charge over each individual leasehold.
