Description:Client purchased a multi-unit freehold block consisting of 40 apartments for £1.4m with assistance of a bridging loan facility. Our client subsequently split the flats onto individual leasehold titles to add significant value to the property, and we then raised a £1.4m long term mortgage facility based on the increased value in the property which went up to £2m at 70% LTV. Client effectively leaving very minimal funds in the deal.

Description:We supported new clients with a refurbishment bridging loan to secure a run down property arranged as 8 x studio units that our clients purchased at auction. Despite a slight down valuation we were able to secure an 85% LTV product on very competitive terms over 18 months with no exit fee within the auction completion timeframe which will allow our clients to complete the refurbishment of the property. At which point we will assist with the switch to a multi unit BTL investment mortgage based on 75% LTV of the increased value post works which will allow them to effectively retain the property in their portfolio. At the same time pull out their original investment whilst using the original deposit funds to acquire their next project.

After receiving the valuation report, the commercial lender was not able to lend enough funds to fully pay off the development loan leaving the client in a difficult position of having to sell. We were able to step in and assist and we worked with the same lender and the same valuer to improve the original valuation figures. We were able to source the client a £1,400,000 loan in order to fully pay off the development finance with a commercial mortgage and the client also received a further £150,000 to replenish some of his savings ready for his next project.
