This document sets out how we will deal with you in the provision of services for Credit Broking. Watts Commercial Finance Ltd is authorised and regulated by the Financial Conduct Authority (FCA).

OUR SERVICES

We will at all times act in your best interests, we will source finance from the whole of market that meets the requirements you disclose to us.

When the preferred option has been agreed, we will provide you with information about this finance and the provider to ensure you understand your responsibilities and commitments, before proceeding.

Our aim is to provide you with a professional and confidential service that delivers the highest possible standards. However, there may be occasions where you feel this has not been achieved and should you wish to make a complaint about any aspect of the service we provide to you, you can do this by writing to Philip Gray, Managing Director, Watts Commercial Finance Ltd, 8 George House, Princes Court, Beam Heath Way, Nantwich, Cheshire, CW5 6GD or by telephoning us on 03303 110777 where we will try to resolve your concern in line with our complaints procedure.

OUR CHARGES

We charge an arrangement fee based on an agreed percentage of the loan facilities provided (Please see your Fee Agreement for your case specific fee structure, note this is subject to a minimum fee of £995). £500 of this fee becomes payable upon Watts Commercial Finance Ltd providing you with your offer of finance. The remaining balance is payable upon completion of your finance.

For example, if the mortgage amount required is £100,000 and Watts Commercial Finance Ltd is charging a 1.25% fee we will charge you £500 when we provide you with your offer and £750 when your loan facility completes. In some cases we also receive a fee from the lender in addition to the fee described above. Further information is available upon request.

If you were introduced to Watts Commercial Finance Ltd by a third party, we may pay them a fee for the introduction. Further information is available upon request. If you cancel your application at any stage we will charge you £995 to cover our administrative costs.

Watts Commercial Finance Limited has a sister company Watts Bridging Finance Limited. Should you require a Bridging Loan, we will review the bridging market and only recommend Watts Bridging Finance Limited when it is in your best interest.
